Three ways of working, one standard of evidence
Whatever the engagement, the deliverable is the same shape: a field set, a citation for every value, an exception report for everything a person touched, and a cover note written for the person who has to sign it.
Lease abstraction
From the source documents to a structured field set ready for your system of record. PDF, Word, HTML or text. Scanned documents need OCR first and we will tell you so rather than returning an empty record.
Lease data assurance
A second read of records already in a system, scoped to exceptions. You receive only the fields that disagree with the document, each with the clause that contradicts it.
Migration support
Working to an integrator's or an internal programme's timetable, under your engagement, with our decisions named in the trail so your deliverable stays defensible.
What you receive
The field set, and who decided each value
One row per lease per field. Every row carries who stood behind it: accepted by the pipeline, or decided by a named reviewer. Most providers cannot answer that question about their own output.
Where every value came from
Clause, page and line for each delivered value, plus a cryptographic hash of the exact document it was read from — so in two years there is no argument about which version was abstracted.
Everything a person touched, and why
Each held field, why it was held, what was decided, by whom and when. A reason is mandatory; it is not possible to record a decision without one.
What must be signed before this enters a ledger
Plain English: what was produced, what is deliberately blank and why, what could not be answered, and how to check the work.
What we will not decide
Two fields are left blank on every lease we deliver, and the cover note names them rather than quietly omitting them.
Lease classification
Operating or finance under ASC 842, and the equivalent determination under GASB 87 or SFFAS 54. It turns on your own policy and judgement.
Discount rate
The incremental borrowing rate is entity-specific and belongs to your treasury function. Supplying it would fabricate one of the two drivers of the lease liability.
WHY THE BOUNDARY IS PART OF THE SERVICE
A provider who quietly answers accounting determinations creates exposure that lands on you. We read documents and prove what they say. Determinations stay with you and your advisors, in writing, every time.
Pricing
Published, because nobody else does
Every provider in this market quotes on request. We would rather you knew roughly what this costs before you spend twenty minutes finding out.
Per lease, for the full deliverable: the field set, a citation for every value, the exception report and the cover note.
A second read of records already in a system is scoped to exceptions rather than to every field, and priced accordingly. Quoted per portfolio once we have seen a sample.
What moves the number
- Volume
- The largest single factor. A hundred leases is not a hundred times the setup of one.
- Document condition
- Searchable text is straightforward. Scanned documents are photographs of pages and must be put through OCR before anything can read them, which adds cost and changes how much review each one needs.
- Complexity
- Amendments, side letters, subleases, ground leases and non-standard drafting all raise the share of fields a person has to decide.
- Turnaround
- A standard schedule is five business days for a small batch. Compressed timetables are quoted separately.
- Scope of the field set
- A standard set covers the terms a lease ledger needs. A wider set, or one mapped to your own system's import format, is quoted on the field list.
FOR COMPARISON
Published industry figures put outsourced lease abstraction at roughly $375 to $450 a lease, and in-house analyst time at two to eight hours at $150 to $400 an hour. We sit below both, and show our work.
Indicative, and honest about being so. These figures reflect our cost of delivery and the published market, not a long history of completed engagements. Every engagement is quoted in writing against a sample of your actual documents before anything is agreed.
