A citation is captured, not composed
The usual objection to automation in this work is that you cannot tell where a number came from. So we built around that objection rather than against it.
Four rules the work runs on
- Located, not described
- Every value is found in the document, and the citation records where it was found. Nothing is ever asked to produce a citation after the fact — which is exactly how plausible, unverifiable references get into a deliverable.
- Arithmetic beats confidence
- A system can be entirely certain and entirely wrong. Where a lease states figures that can be checked against each other, we check them, and a mismatch holds the field no matter how confident the reading was.
- A judgement call is referred, not guessed
- Where a document contradicts itself or leaves something genuinely ambiguous, the field is referred with the evidence and the probable cause. Filling it in would turn an open question into a silent assumption.
- The trail is append-only
- Every decision carries who made it, when, and why. A reason is mandatory and enforced, not encouraged. A changed decision is recorded alongside the one it replaced rather than overwriting it.
The honest answer about accuracy
Every provider in this field will quote you an accuracy percentage. Ask the next one what the denominator is.
Of fields that were extractable
Excluding anything redacted, absent, or reserved to a person. The most flattering of the three, and the one usually quoted.
Of every field in the schema
Including the ones no system may answer. Materially lower, and the only one that describes what a client actually receives.
Counting correct absences as correct
Recognising that a lease is silent on percentage rent is a right answer of a different kind — and raises the figure again.
OUR POSITION
Those three can differ by sixteen points on the same set of documents. We will not quote an accuracy figure for your portfolio until we have run documents nothing was tuned against and scored them by hand — and when we do, the number comes with its denominator. Until then, treat every output as a draft for a person to check. That is what the exception report and the mandatory reason exist to enforce.
Where your documents go
Processed without leaving the machine
The working method runs locally. Lease text is not sent to a third-party service as a matter of course, which is usually the first question a security review asks.
Nothing moves without written consent
If an engagement ever calls for a hosted service, that is a decision recorded in writing before anything is transmitted — not a default buried in a configuration.
Originals are never altered
What you send is kept exactly as sent, and the text extracted from it is kept separately, so there is always a record of what was read and what it was read from.
Method and tooling are proprietary. The output is designed to be checked without any knowledge of how it was produced — which is the point of it.
